Under IRS rules, the timelines below run from the day your relinquished property closes — and they don’t pause. We plan around them from day one.

Sell Your Property — Day 0

Your relinquished property closes and proceeds go to your qualified intermediary. Ideally, we're already shortlisting replacements before this day.

Identify — Within 45 Days

Replacement properties must be formally identified within 45 days of closing. We source and evaluate candidates so you identify with confidence.

Close — Within 180 Days

The acquisition must close within 180 days of the original sale. We drive the transaction timeline so the deadline is never in doubt.
